If you’ve been keeping your eye on the housing market in Yakima, Washington, you’ve probably noticed the uptick in new construction projects. And best of all, they’re putting those skills to work in the real world by building one custom home each year right here in Yakima.

This year’s home? Oh my goodness, it’s a stunner. Nestled out in West Valley, this nearly 2, 500 square foot build includes:

  • Three bedrooms and two bathrooms
  • A roomy three-car garage, hello, space for your toys and tools
  • State-of-the-art finishes like granite countertops and high-end appliances
  • Smart kickplate lighting that welcomes you home with a soft glow
  • Fully equipped EV charging station in the garage
  • Modern insulation and windows that exceed Washington’s energy efficiency standards

And here’s the amazing part, students constructed every part of this home, from the framing to the final polish, all under the guidance of experienced instructors. It’s a great example of how skilled trades education is directly impacting our community, one house at a time. The price? Around $600, 000, which truly reflects the craftsmanship, energy savings, and high-quality materials poured into this home.

When I pulled up to this home and started filming, I saw a group of students smiling from ear to ear as they showed off their work. One of them said, “Ms. Miketa, wait until you see the lighting trick in the kitchen!” Sure enough, when I stepped inside, the cabinet LEDs lit the room up like a warm welcome hug. These students aren’t just textbook trained, they’re real-world ready, and it shows in every corner of this house.

After visiting Perry Tech’s gem, we drove over to Champions Parkway, and y’all, this is where the word “vision” takes on a whole new meaning. This development is transforming what used to be simple farmland into a thriving community with personality, variety, and some seriously smart planning.

Located near 52nd and Ahtanum, this 21-acre parcel is starting off with:

  • 93 single-family homes
  • 46 common wall properties (shared walls typically between garages)
  • A planned total of six development phases over the coming years

This is no cookie-cutter neighborhood either. There are approximately six different builders contributing to Champions Parkway, which means you get:

  • Diverse home designs and floor plans
  • Different finishes and styles for every taste
  • Flexibility to find a home that feels like your home

The starting price point? Around the mid 350s, with larger, high-end homes nearing the $600, 000 mark. That offers a wide range of options for both first-time buyers and those looking to upgrade or downsize into something modern and fresh.

I'm excited to take you around the valley today as we explore new construction happening across the valley. First stop, Perry Tech's latest build. Perry Tech Community College is a technical college and they have a construction department. That department builds one home every year. What an incredible way for students to really learn their craft when it comes to how do I build a home? All the way from hanging sheetrock framing, HVAC, plumbing, electrical, all of that under the watchful eye of Perry Tech and the incredible team of teachers and professors there. We're here at this home. It's nearly 2500 square ft. Three-car garage, three bed, two bath. We're on a goodiz lot. We're here in West Valley. The features that they are using for new construction today, oh man, they're amazing. Gorgeous brand new style granite countertops. We've got a EV station in the garage. Super high-end appliances, kickplate lighting, which means as soon as you walk in the room, all the cabinet under lighting turns on. It's so amazing. There's energy efficiency uh features here, not only with the R value of the insulation that's currently used, but also the windows that are used. With the new standards of energy efficiency required by the state, this home meets all of them, if it doesn't even exceed it, it is a great start for our new construction tour across the valley. A home like this is going to be just around 600, 000, maybe a little bit above, but just to give you an idea of what you get for high-end finishes, brand new construction located here in the West Valley. Next up, we're going to head to a brand new development called Champions Parkway. It's going to be a multi-use development. The developer has incredible vision for that development and he's delivered many times before. So, watch out Yakma. We've got some incredible new construction projects and new communities coming our way. We're at Champions Parkway. This is a 21 acre parcel, phase one of this development. We're off of 52nd and Autanum. It all used to be farmland out here and now it's going to be an incredible planned community. Going on behind me is about 93 single family homes and approximately 46 common walls, which means they share a wall between the garage typically. This again is only phase one. This is a sixphase project on the south side of town. In the future, it will have an RV parking and RV camping. It's going to have recreational pickle ball, tennis courts. It's going to have a swimming pool. It's going to have community amenities and things like that. This will be the second largest plan community that we've seen in Yakama in decades. The first, of course, would be out at Apple Tree, where they continue to expand, taking down orchards and building an incredible, very high-end community. Prices here are going to start in the mid 350s at this time, right around 355, 357, and then they're going to go all the way up to just under 600, 000. One of the features I really like about this development is that we don't have just one builder in here. In fact, at this time, there's approximately six different builders in this 21 acre buildout. What that means for the consumer and for you is more depth and variety of home style and the types of things that you might be looking for. Otherwise, they all look exactly the same one after another. So, I'm really pleased that the developer of this has taken that into account and is opening up the door for other builders to come in. We were at Perry Tech when we started off. In fact, Perry Tech has also secured multiple lots here. They do one of those new build homes a year and potentially in the future they could do more than one. Now that they've secured these lots for years to come, this will allow them to continue to build custom homes for their students. So, back to phase one, we are really close to a very important park called Soozo, which is a large athletic park. Volleyball, soccer fields, you name it, pickle ball courts. It's an event center. The family that has created the Soozo Park has a big vision for sports in the Yakima Valley. There's a hotel that's going to be coming in and some fast food restaurants and so forth. All of that is really going to be a driver, a huge economic driver for our community because it allows us then to bring in large sporting events, large soccer tournaments, volleyball tournaments, you name it, concerts. we can bring those in and house those people and entertain them when they come to Yaka. Of course, it's a big push into the financial uh base of our our local economy. I never would have imagined they would build homes out here. Right behind me, you'll see when we throw up the drone, it's surrounded by cow pastures. We got old barns. We got tumble weeds. And here, this great vision to turn it all into a housing development. There's no question we need housing just like the rest of America. Yaka is just the same. And this one really is offering at entrylevel price point so that people can begin the American dream of home ownership. So so much good stuff coming. I want to continue to highlight new construction options that are coming into the valley so that you can see the growth and possibility of what's really happening across the valley, not only in Yaka, but Cila, Union Gap, Terrace Heights, and on the other side of the gap.
